Sorry it’s been a long time since the last update—we’ve been up to our ears in construction. We are now down to just a few details to finish, but we are completely up and running. Overall we are very excited about how the project turned out. It’s one thing seeing it on floor plans, and even 3D renderings, but the finished product is every bit as good as we had hoped. We love giving tours – give us a call and we will be happy to show it to you.

Exciting progress in the last month: on the outside, the brickwork is complete, the driveway and sidewalks are in, and the stucco work is nearly complete. In the addition, sheetrock is complete, and floors, doors, and trim are going in. Electrical work is being finalized. In the original part, electrical rough-in is nearly complete, the ceilings have been insulated, and sheet rocking is in progress. HVAC and plumbing is progressing well.

The rough-in has been completed, and the majority of the sheet rock has been installed in the addition. Brickwork is well underway and is looking very nice. It’s going to match the original construction well! Utility work outside is nearly complete. We are scheduling the kitchen and bathroom cabinets and counter tops for the end of November. Monday we ordered the TVs and entertainment systems: the great room will have a 75″ 4K HD TV, A/V receiver, and ceiling speakers. The dining room and TV room will each have 55″ HD TVs along with a sound bar.

The HVAC, plumbing, and electrical rough-in for the addition is nearly completed, so insulation and sheet rocking will begin shortly. Brickwork on the outside is just starting. HVAC rough-in is nearly complete in the original portion, and plumbing is well underway. Electrical, gas, and internet/cable/phone outside work is progressing. As soon as that is finished, the driveway, sidewalks, and landscaping can proceed.

In the first month, all of the work up to the floor was completed. That includes footings, foundation, plumbing and electrical rough-in, and floor. Framing started on August 1, and in two days all of the walls are up and the outside is sheathed. We are also busy getting the existing house ready for renovation. Construction of the addition actually started today. We are finally underway!

We had some delays and some change in personnel on the project, but we are moving forward and had the official groundbreaking today. See pictures posted on Facebook.

Another major milestone: today we received drawings sufficiently detailed so that we can get construction estimates.

After much discussion with all stakeholders, we made some modifications to the design, including simplifying the addition. Now we think we are actually ready to move forward! We felt it was better to spend extra time in the design phase than try to make changes after construction started. In parallel, we have been continuing to clean things out, and have started some basic demolition by removing the ceiling tiles and sheet rock on one wall. We have also been investigating the construction of the house and have discovered some details that will help us in our renovation.

We achieved a major milestone yesterday when we met with our architect and agreed on a plan for the new addition! Now we can proceed to the detail design phase.

Currently, we are deep in the design phase! We are working with our architect and contractors to finalize the design. We have a site survey in progress, and we are gathering information on several other aspects of the project. We are busy creating a marketing plan.
We are excited about what we are coming up with!
As we have been cleaning house we have been looking for original house plans. Finally today we found a few drawings. Not much, but a start. We do have many photos taken during construction, and they are very helpful.

Our site survey was finished this week! This details the locations and elevations of the house, driveway, trees, etc. Today we resolved some questions on how we are going to modernize the heating and air conditioning systems without affecting the style!
